As 2024 comes to a close, it's the perfect time to reflect on the Vancouver real estate market and the trends that defined this year.
Sales Trends
- December sales saw a surprising 30% jump from last year, a strong finish for the year. Many of my colleagues have also experienced this late-year surge. However, when we zoom out, it’s clear the market is still relatively weak, with total December sales 14% below the 10-year average.
- Overall, 26,561 homes were sold in 2024, just 1.18% higher than 2023. While the last quarter gave the market a needed boost, total sales were still 26% lower than the 10-year average.
Pricing Stability
- Home prices have shown remarkable resilience. The market peaked in June, but Q4 has been steady, with prices remaining flat. The annual growth rate is 0.2% from the year before.
Inventory Levels
- Active listings climbed 24% compared to 2023, offering buyers more options. The market remains balanced, giving buyers and sellers equal footing—a welcome change from years of volatility.
Spotlight on Richmond
- In Richmond, entry-level detached homes are in high demand, with prices trending upwards. Meanwhile, the attached market has seen price declines, with most price points also falling into balanced market territory.
Looking Ahead to 2025
